Need Help With 1st Duplex Deal

The properties i have been looking at so far has been past on to me by realtors. Now i have an investor offering a duplex for sale. My question is do i write a contract for the property or do the seller, or both of us? This will be my first offer/contract. thanks . joe

    I have a couple of contracts that i was fooling around with, but i will fax them to my lawyer and get their opinion or have them draft me another one. thanks

    Finding a new buyer before you have to close can be tough, especially if you do not have a buyers list. You should start advertising the property as soon as you know you are getting it. In order to do a double closing you need to find a buyer fast and hope they can get the new loan fast. If you are looking to flip to an investor, you just need to find a list of people who are buying these properties to rehab, in that case you will not need to worry about your new buyer taking forever to get financed.

    When you get the seller to sign an agreement with you, you pretty much own the property, just havent closed on it yet.
