Is Wholesale Only About Run Down Properties?

I mean, should I look only for run down properties to sell to rehabber or any property which I could sell to retail buyer?

    You should focus on the types of property your investors want.

    That could be cosmetic repair, rehab or what ever.

    I meant, can I be a wholesaler and work with retail buyers I mean not with investors, like a real estate agent, exept that I would put property under contract.

    In general, I would say yes, although this is a grey area and you'll likely piss off the local realtors.

    I don't know how sucessful you will be because in my experience the houses I deal with show horribly and a little cleaning will literally make the house sell for thousands more.

    Obviously you need to find buyers before you find properties. If you can find retail buyers who can close quickly, sure why not. Finding a retail buyer who can close as quickly as you will need them too will likely prove difficult, they won't be at the local REI meeting or the sherrifs sale, plus once they make 1 purchase they are no longer a buyer.
