Investor/Buyer Initiating "Assignment" Clause

I read a post somewhere that had a question regarding an investor/buyer adding the assignment to escrow. Is there ever a reason for the investor to be the one to use escrow as an assignment if -I- am the one flipping the property? Would it cause me any losses? What would be the reason for him/her doing so?
