Please forgive me if this sounds like a silly question, but I am here to learn. I wanted to know can you have an inspector, inspect a property that your interested in before you actually purchase the property?

It seems to me, that would be the best way to know what your getting yourself into before you fork over a lot of money. Thanks

    Sure you can, just rememeber that it will cost you money to have the inspections done. Most purchase contracts have clauses in them specifically stating that inspections must be done and passed before the purchase will take place. Most lenders will require inspections to make sure the property is in saleable condition.

    If you are going to pay someone I would suggest a whole house inspection. Here in Ohio I have a friend who does them for around $125 each. They would probably run a bit more retail.

    Just had one done last week and it ran $225- supposed to be one of the cheaper people who does a good job. He was very professional and saw a lot of things I had missed- it was worth it! His report justified insisting on my initial asking price, and the seller backing down on their counter offer and actually accepting a worse deal then the initial offer! (More contingencies). Saved me $2500 that I would have offered otherwise.

    I would recommend that you hire an inspector who is a member of ASHI (American Society of Home Inspectors).
