IL investor needed - baby birdog may let a good deal slip away!
I began pursuing a pre-foreclosure I saw to learn that the owner had passed away. Spoke with daughter (executor) who just wants out FAST. She says she'll take 50K (Studio condo in Oak Park, IL). I am pretty confident she'll do it for less. The internet comps I'm finding make it appear to be a decent deal, but they vary quite a bit. Any info or interest please let me know. Thanks all.

what kind of comps are you finding to make you feel this is a good deal?
have you seen the house, does house need repairs?
any idea about title & probate issues?
