I Need Help Finding Motivated Sellers

I'm having trouble locating motivated sellers. Can anyone recommend a guru tape series or book or other info that they've found most helpful? If there is one I should avoid I'd appreciate that info as well.

    Check your courthouse, or local legal listings paper for the Lis Pendens notices. These are legal notices of impending foreclosure sales, and many of the owners will be very motivated to sell.

    Also, finding fsbo's with out of state owners will often be more motivated to sell.

    Depending on where you live they may also be called NOD's or Notice of Defaults. Maybe that will help ?

    Hit up Borders and check out the real estate investment section. If you just flip through the table to contents in any of the books there you'll quickly find the chapters devoted to finding motivated sellers. Everything from ad campaigns to the use of public records will be covered. It should only take a few minutes to find the information you're looking for. Good luck!!!
