I Have Quit Claim Deed And Power Of Attorney

What's next? I recorded my power of attorney, but not the quit claim deed. I was told not to record the quit claim deed. Why? The owner wants me to pay her $2000 and has agreed to sell it to me subject to. I was told by someone (investor) who wants to buy this house from me that he wanted me to get the owner to sign a purchase contract with his name on it, and he would me one to send the owner to sign. I told the owner I would have the investor send her the $2,000, and that she would need to sign an authorization to the mortgage company to change the address as well as a purchase contract. Can anyone give me some advice. I am used to bird dogging for a % of the deals, but now I want to actually go one step forward.
