How To "power Play Home Building Comapny?"

shaunsinger profile photo

We just bought this sweet piece of land ( 2/3 acre ) literally right next door to a 10 acre piece of property owned by a large track home/apartment building company. How do I go about getting in touch with this company to see if they want my land? Should I tell them I'm selling it to someone who wants to put in an auto shop or something undesirable? My property is zoned for commercial use as well. Thank you.[ Edited by shaunsinger on Date 05/03/2004 ]

    Lying is unneccessary.

See who the property management company is and they might give you some information to go by.

Check the public records also, you might find something there.[ Edited by nebulousd on Date 05/03/2004 ]

What exactly am I looking for when I call the office and look through public records?

  • nebulousd3rd May, 2004

When you call the office, let them know you own the land next to the property that they are managing and you wish to find out who the owner(s) of the complex are because you are looking to sell the land and thought that the owners of complex may be interested. They may tell you, they may not. But you might have a better chance if you went in.

Find out the address of the complex and go look at the deed in public records. The deed should have some sort of information on it that may help you in your hunt.

Does it matter that the land right next door, owned by the company has not even began construction yet?

    shaunsinger,

    Glad to meet you.

As I have owned several pieces of land in Henderson, I mean Green Valley I would not count your money yet.

Even though you have land zoned commercial before you build you will have to go through the planning department and then a vote of the commissioners to approve what you want to do with this piece of property.

Now depending on who owns this property next door and how much they may have contributed ($) to the powers that be, you may find yourself with a piece of property worth zip.

So before you start counting your chickens, you had better very discretely find out who you are up against, I would think the owners of this property don't want something built next door to them that would make their piece of property undisireable and are prepared to make sure it does not happen.

Take this advice from someone who has fought the zoning battles in your area and welcome to the wonderful world of politics.

Sir, you seem to be very knowledgeable about our area that surrounds us, this market is NUTS! It's Terra West that owns the land next door, I do not want to build anything, just simply flip the property I own, marketed as a commercially zoned 2/3 acre horse property for anyone to do what they wish with it. I just think we bought this property for an outstanding price. Thank you very much Mr. Locke, and all other TCI people for making this website so helpful in my new journey.
