So, you are friends with both? Are they friends with each other? Might not look too good you injecting yourself amond friends to capitalize but if you are going to, you could either ask the buyer for a finders fee or get it under contract and assign the contract for a fee to the buyer

A hud 1 or settlement statement is not always needed. I am transferring a property right now and will not have a HUD I. I make up the deed, pay the transfer tax, and file the deed. But if I were looking for prorations of taxes or other costs to be easily explained a settlement sheet or HUD I would be the way to go. It is unusual not to have one. The only time I would elect not to have one is if the property is being transferred to one of my children. I have seen people buy a property for little money and not use one. Which was against my advise and the property had a mortgage on it.

    GOOD LUCK!!!!!!

Njay, you want to collect an assignment fee up front. You get the contract in your name, then assign that contract to the buyer for a fee.
