Now that I know what a bird dog is, How do you find investors that are looking for bird dogs? Thanks for all who replied to the last question I had! I appreciate it!!!!

    Hi I am in Tampa Florida and seriously interested in bird dogging for investors and at some point becoming an investor myself...any advice on bird dogging, investing and financing of rehab properties are welcome.

    Hi Terilyn,

    Bird-dogging is a great way to learn the ropes, especially if you plan to become an Investor. You find motivated seller leads for pro Investors, and they will pay you a referral fee if they are able to close. More importantly you can learn a great deal from the real life transactions you will be exposed to. When you provide good usable information that saves Investors time and money, then they won't mind taking time to help you learn the business. The key is providing useful, qualified leads.     This is what I might recommend, being on the other end of the equation (I am an investor)

    1st off, learn what a bird dog is, what you will be doing, what it takes for you to succeed. Some I have seen here jump to the contract and the $$$ without knowing what it takes to earn it.

    2nd, go to some RE meetings in your area, look on a variety of sites, develop your skills as a bird dog using minimal $$$ to see if it will fly.

    The name bird dog doesnt mean easy pay day, but if done right it sure can be better than a kick in the pants.

    Hi Nyreinvestor,

    You’re on the right track. Many Investors have niches that they specialize in, and your leads will be much more valuable if they fall within the individual Investor’s specialty. Learn your Investor’s needs and bring them good leads that fit. Good luck.

    I am a bird dog in florida. I currently have a business property that can be acquired at less than 65% of the appraisal value. Buyer would need roughly 570,000 in less than thirty days. The property is a MHPark, RVPark, Motel and small rv supply store on about 11 acres. I also have some others that are about to come up, but any investor will have to be able to fund it fast to get the deal.
    If anyone is interested in buying businesses secured by real estate let me know. Most of the properties are in florida, some are midwestern states.I will be up front about my cut and I also will wait until closing day to get my monies as I factor that into the deal. The properties I deal in are set up for flips, but could be held onto for bigger profits.

    The Property I mentioned is near I98 and 19. Currently The next ones coming up are restaurants, nightclubs, bars, Mobile home parks, and a deli thats an asset sale. I have more in the midwestern states. If you could email me what you buy and what price range you are interested in,I can narrow it down, and we can go from there.

    How I am trying to find investors, whenever you call on a property ask if the person is an investor themselves or if it is an agent aks if they know any investors in the area, call all the numbers on the "I Buy Homes Signs" in your area. With the stock market the way it is there are a few looking at realestate, check your classifieds, look for the will buy homes, call it will be educational if it doesn't work out. Wall Street Journal, Investors Business Daily, and USA Today run ads, also. Or you can place your own small ads in local papers, friends, relatives, co-wokers, if they rent ask who they are renting from, at first find one or two areas you want to kinda specialize in at first, most strategies work on any kind of property and know your market. What the rents are, what homes are selling for, etc. Hope this helps.

    I am a sharp bird-dog in California. I represent investors who purchase real estate and later resell. My experience shows that the turn around for investors is at least six months and often three months.

    I can find hidden properties that no one else is competing for - so the sellers are forced to negotiate. I can get first dibs on tomarrow's wholesale properties before they appear in the MLS or any paid listing service
