HOW TO CONTACT OWNER OF PROPERTY

Hi,
I have a home that I've found that is vacant and needs minor rehab. Home was purchased back in 1997 for 52k but comps suggest 71k possible for property. I want to wholesale it but I need to contact the owners. I found the names of the presumed owner from the city hall for area. But since they don't live there, how do I find them? They are not listed in the phone book. Should I just write a letter and send it to the vacant address hoping for a forwarding order? If the letter is the right way to go, how should it be worded?

    Sure, go ahead and send a letter to the property. Depending on how long they have been gone, the forward may have already expired.

    You can knock on the neighbors doors and tell them that you have good news for the homeowners next door, but that you cant locate them. Ask them if they know where the relocated to. (the good news is that someone wants to buy theri home)

    Be candidate with them in the letter. "I am interested in buying your home....... you can call me at 555-5555"!

    If you have trouble locating them, run a Skip Trace on them. It may cost you $50-$100 bucks, but if it can make you many thousands, it is well worth it! Look in oyur yellow pages under Private Investigator to do the skip trace for you.
