How Much Assignment Fee Should I Get It ?

I get accepted for short sale propety $325k and value of the house low 495k-high 600k so how much should I assign this deal to investors? Help wholesale gurus .

    if arv is 600k after small repairs 50-100k. If 495 with some repairs 15-35k.

    If there is that much equity in the property, how did you get the lender to accept a short sale?

    Are your comps good, or just guesses at this point?

    What did the bank thing the property was worth when you got your short sale approved?

    SOunds like a winner to me...however what are you basing your comps on? Looks to me like a pretty wide range. You should really try to dial it in around $30-50k at least, then you might get a much more accurate answer to your question.

    495 is where you want to start your asking and be prepared to negotiate

    70% of say $550,000 is $385,000 - you paid $325,000 - so you have a 60K window - if it needs no repairs - go from there.

    Hi - I have access to the MLS in my area and also checked Zillow for comparison - it is pretty good - a bit off here and there but not substantially. Zillow was less accurate when it first started, but now seems to have come up to speed.

    Do you have title companies in NJ? If so, go in and talk to an agent - take them to lunch. They are always looking for new customers and they will do small comp searches for you free is you bring them your business.

    If I remember though, NJ uses RE attorneys (I used to work for them back there). Is this still true?

    Are your tax records online? If so, they may show COMPS -- I know ours do here. Either check online or call them to see what is available to you online.

    Hi Panic - Actually its the one in the downloads. I will change it a little bit though to fit our state.
