ARV: 270,000
He's selling it to me at 200,000
the repairs are 25,000
What can I do here?
Should I retail it?

    Whether you should retail it or wholesale it is all up to you. Ask yourself how much you want to walk away with from this deal. How fast do you want your money. If you want fast cash and a huge profit is not your concern, then wholesale it. If your pockets are not hurting, and you can wait to get cashed out in order to make a big bulk of the profit, retail it. Do what is right for you!!

    what is the difference between retailing and wholesaling?

    Wholesaling is selling the property to another investor and retailing is selling a property to a end buyer. You make more money retailing but you can do a higher number of wholesales.

    I personally would retail it but it isn't a choice I can make. If you come across deals like this daily then you may want to wholesale it. If this is the deal of the month you may want to take it and rehab it yourself.

    Tell me more about the property I am an investor in Englewood, is it tennanted? What are the numbers, how quickly do you want to turn this? Is it multi-family?
