Heirs showed up!

I found a condominium in florida where I "took" adverse possesion. The previous owner passed away and i just went in an painted and rented it out.

Now a son of the deceased has shown up, because of him i learned that there are 2 other brothers, since ALL live in canada they want nothing to do with a property so far away. I offered to buy their interest for this particular property which they agreed to, but, when their mother died she left NO WILL, the childrens names are nowhere in the chain of title either.

Do i buy these interests with a QCD? must their names be in the chain of title before i buy these interests? Or, what can I do to gain a deed to this property since I have the "heirs" cooperation

    Get a Probate Attorney, preferrably one familiar with Fla. laws on Adverse Possession!

    Just keep the Taxes current, get it insured.
    (You should have a QCD from the Heirs+ a Power of Attorney also.(POA)

    This way the insurer can get you an 'Owners' Policy vs. Renters.

    Then in the mean-time you can SAFELY Lease-Option or Rent this puppy out. (I'm presuming their is NO MORTGAGE?)

    You may not need to go to Probate if you are intent on APing (Adversely Possessing) this home.

    It doesn't sound like the sons are in a position or state of mind to pursue ownership interest in the home!

    I'd give em $10 for taking over this mess if their is a mortgage. Or $100 all total for a QCD + POA.
