Hard Money Lender
I am a savy investor that has access to properties 25-35% of appraised value . I Need a private money lender to share in my profits to help acquire the properties . I will put the money in for the rehab of the properties .Are there any Investor out there that are interested.

You may run newspaper ads requesting investors in your project.
An internet search for "hard money" will turn up several companies that deal in that.
You local mortgage broker may have some local hard money lenders they will hook you up with, for a fee I'm sure.
