Good Deal, But Tricky

I have ahome under contract that is a great deal. It is in a nice area with strong resale, but it is outside of my 65% LTV that I have done my other 3 deals on. Have any of you figured out how to do a deal that is greater than 65%, but is still extremely profitable? Short of coming out of pocket for the other 10%? Help...thanks.
