I cant offer anything to answer your question but my father lives in riverside and the market as he describes is a sellers market.
he said his home has almost doubled in value in 2 years!
Riverside is doing very well a good volume of sales at all levels. A bit more sane then the coastal proviences.
You should do well there. It is ripe for the no interest loan take back at the high price. Only do this when the property is free and clear cause the minute the pros become involved they will kill your deal.
Don't be afraid to hold them that is down on the lower prices. Interesting area in the small duplexes and www.fourplexes.I just got back from there was looking for infill lots. Found a few.

depending on where in Riverside, w/ the fires last yr, seems like there would be alot of distressed properties.
