First Deal
I have a motivated seller, and going to meet with them this eve. They want to retire. they are asking for 17000 in an area where simular homes are going for 75000. I know there will need to be work done.
This is going to be my aproach, and hoping for feedback on how it sounds to all of you experts out there!!! I thought to myself what is going to be their motivation to give it to me and not someone else?
I am confident in my structuring of my contract to offer. ( confident that there are going to be snags!)But I am asking about aproach... I am going in and letting them know i have someone ( a hard money lender) who wants to help us buy our first home. They just want to ok the deal to make sure we dont pay 17000 for a 5000 home.Just like a bank would. We know we rnt they just need to see the agreement, to give us the money. Now my whole attitude is going to be.... OMG rnt we so lucky we met you! We have always dreamed of owning a home, and now YOU (seller) are giving us the oportunity to come see and make an offer!! making it possable for us. I am not lying and I usualy have a great repor with elderly.Who I believe are owed my respect for just their sheer experiance. I am emphasizing my whole arent we lucky!! Giving them control. With my hard money I am able to be confident in my assurance of being able to pay them. I have 1 hard money person, I might need to ck for better agreement.
I know this kind of attitude isnt what the articles here say. Except to let them think they are in charge. What do you think? I am a talking face to face type, so I can feel and see what they are feeling and seeing. And adjust from there!!!

I disagree. If they thing you are excited about getting the house, and are happy, they may not be as flexable. They may see it as an opportunity to tighten your screws. YOu may want to be careful

Just be yourself. Any trick or acting or fake stuff is for the birds. Like you said be nice and respectful. Do not point out all their shortcomings and if they come up just agree and say yea I can understand how that could happen. I just bought a house from an estate and i praised the old lady who i knew just sat on the front stoop and drank beer and had a shotgun by her side. Kind of crazy but I did not tell the heirs she was a loon. I just kind of agreed that I could understand how she became that way with age etc. Do not be overly thankful as that too may be concieved at trite and you could be covering something else like horribe credit or no money. Dont kiss the ground they walk on or oil their feet just be sincere and you will do great. Sounds like a good deal if it is in OK condition. Double check the foundation and structure to make sure it is not falling down around you

No No maybe I was misunderstood. Im not looking to kiss the ground just show gratitude. I am not looking to be sneeky just honest. I am going to be looking to get a better deal, my undercurrent attitude is going to be "rnt I so lucky" not right out you are my God!

This sounds like a great deal. If I was in this situation I would sign the contract and get everything in motion. This sounds to good to be true. Get it signed up before someone with cash does.

Dealing with the elderly is always tricky. Most of the guys out there that have a heart for older people are looking at it like its theyre parents or how would they want people to treat them. Kudos. I have seen investors so eager for the deal they are willing to take advantage. You should listen to your heart in this one. Sometimes one deal isnt worth the price of what your about.
thnx so much!!! I got them down to 1000 but it is a small lot, and the house is falling apart. Needs extensive work that Im not willing to put in to a property yet. I did not take advantage.....it was a very poor house 1903 wood falling down house in a run down area.... sooooo the moral of my story? GREAT PRACTICE!!!!
