Finding Properties

Hi everybody, I would like to know how to find motivatied sellers. I want to write assignable contracts and then sell them. i have tried working with realtors but the price is to high to remarket. I have been mailing to lis pendens but have not had any luck. Please help if you can Thank you.

    I suggest "Flipping Properties" by William Bronchick. That book will give you a good start on what you need to know and in all honesty, you could use that book as an outline and DO WHAT IT SAYS and this website and start flipping properties...good luck!

    Thank you both, My local library is getting flipping properties by bronchick and some things written by legrand for me in a couple of days. I will read them and try out what i learn

    Hi I read flipping properties and quick turn real estate millionaire and i was disapointed in both. i read a post in marketing and followed IBUYHOUSESINC and JASONVANORDEN posts. I mailed 69 letters and got 2 calls. My first deal appraisal at 296000. roof repair 11,500 1 mortgage 189500 2 mortgage 37000 seller wants 10,000 cash tax bond 3800 13000 in back to 1 1800 in back to 2. units selling in less than 2 months for same money.. what would you do? thank you

    HI I have received 5 calls now and let the above deal go, i am on to my next deal thank you IBUY and JASON. this one owes 70,000 and it comps at 140,000 she has already moved out of state and took my letter with her. i am meeting her son at the house later today.

    I got the deal at $2,500 sub to she is going to fax me a quit claim deed and i hope to get it registered and talk to the bank i can close on the deal myself if i need to

    HI I had to have the deed overnighted and had to get a death cert for her husband. I now own the house. I will start to evict her daughter and son in law tomorrow. I told the bank i would give them 48000 they said they would call me tue. I mailed out 50 more letters and got 2 calls. I will mail a different letter to the first list tommorow. I am now mailing evictions and nods thank you

    Hi all. I have made 2 other offers from my second mailing to my first list. The bank on the present deal came back with 55000 and 1500 a month for 2 months. House has appraised for 135000 by my bank. I had offered 1000 to the tenets to move but now have started eviction 630 to lawyer,15 days to court. House across the street sold 138000 1 month ago, house at end of street has 1 car and c21 has listed at 199000 i hope it sells. Thank you IBUY and JASON

    Hi Yes i told the bank about the deed, they just want the money. read the post in marketing started by chillin and use IBUY and JASON advice to make a mass mailing letter and change it a little and remail the same people thats when they call. i just got back from writing a offer on my next deal i will know if they take it mon. god bless and buy lots of stamps

    Hi I go to my clerk of court web site,and search documents for lis pendens. I then look up on the property appraiser web site the address and mail them, i am now sending out my 3rd mailing to my first list and my 2nd mailing to my 2 list and 1st mailing to new list and so on. i will mail the first list untill i stop getting calls then i will know how many times to mail each person.     Some may disagree but I would prefer to make a few calls to good realtors and let them know, the good ones may not even read your email.

    I just wanted to do the same and I called the RE commission and the local Realtor Board and they gave me the name and number of the company who compiled the email list for the whole state. It was on a CD for $99. Had names, addresses, phone numbers and email addresses and company numbers. Maybe they have something similiar where you are. Good Luck.
