Deal in New Jersey
I'm looking to assign a contract to another investor. Here is the deal:
Condo in Middlesex Co., NJ. Market value $145,000 (based on prices of the same model that sold in this compex); contract price $105,000; debt on it about $97,000; monthly assoc. fee is $139; taxes about $3000/yr.
2 LEVELS, 1200sq.ft., 3BR, 2BA, LR (with fireplace), DR, KITCHEN, UTILITY RM, BALCONY, CENTRAL A/C and HEAT
Needs carpet cleaning, wallpaper removal (plain ugly) and painting. As a contractor I estimate the cost of renovation at about $3-4K.
I have: a contract, title search, letter from the lender with amount due on June 1st plus amount PER DIEM, letter from association with amount due, dates and prices the same model sold recently for, floor plan, copies of letters the owner received from the lawyer.
