Cash Reserves Needed To Sub 2

How much cash reserves would you experienced Sub2'ers recommend before using this technique? I feel knowledgewise I'm ready to start, but don't want to put myself (or the seller) in a position where making the payments would be difficult if a buyer is not found for an extended period of time after the deal is signed. Or if you have to forclose on the new buyer and have to make payments while that process takes place. confused

    As an experienced investor, I would recommend you having a minimum of 3 months cash reserves for a property before you purchase. This may not even be enough (depends on the deal, location, etc.) but I would use this as an absolute minimum.

    Not only that, but I would recommend keeping that amount set aside for each property that you hold in your postfolio. You never know what is around the corner.

    Just my opinion.
