Bird Dogging

Yes birddogging is a great way to find out more about realestate investing.
But a minor warning if you are like me I purchase the best ones and birddog the ones that are currenly out of my league - both over and under. You also might want to find a local landlord association - this is a great way to find people in your area that are walking the walk.

Not to mention,you want want to try and attend any REI clubs in your area. There is a place you will find many people always looking for properties.

Also look at forclosure and tax sales, investors hang out there as well.
Find a property, run a small ad in the local classifieds that says "hanyman special" or "fixer upper". Almost every investor in town will call you the first time you run it. Write down everyone's information. Now you have a buyers list for assigning or flpping wholesale properties. That's a LeGrand basic that has worked well for us.
