Well, a bird-dog is a person that works for investors. A bird-dog locates properties that fit a certain investors investment strategy and refers them to the said investor. For their bird-dog efforts, they are paid a finders fee.

You can find investors by looking in the paper and calling the people who place the I Buy Houses ads. I've done that (after overcoming some fear) and found all of the investors to be really receptive. Tell them that you are a new investor and you are willing to help them find properties. They will be glad to have the help and will be willing to pay for your services.
John Locke wrote an ebook that will give you some other useful information to help you get started. I believe you can go to the Shop tab above and find the book.

Ok, investors, well don't be shy because they will welcome you with open arms if you would like to bird-dog for them.
How can you find them? There are several options. You can place an ad in the paper, call people that have "I buy houses" ads in the classified section of the paper, or approach people at investor meetings.
You should have no problem locating investors, the challenge is locating properties.
As far as investors, I have only used the investor meetings. I would stand up infront of the group and announce my services. The investors would approach me at the meeting or email or call later. It is been the only well that I have used thus far.

I just saw your re-post to Lulu. I would like your help in bird-dogging. So may I email you to get started. I am quite motivated. I also have a question. I recently started bird-dogging for an investor who wants distressed or foreclosure properties and he wants me to sign a contract which allows me to receive $1k whenever the contract and letter of auth are signed and the 5 day cool off period here in CA has gone by. I was wondering is this a good way to get started.
