What is the best way to find homes to wholesale?
I know every one does things differently, and different things work for every one.
I just hope to hear something that I have not heard and get some ideas out there to some on just starting out.

The best way is to look for motivated sellers. There are so many ways to go about it. Someone has a book out called 101 ways to find motivated sellers. That just tells you the scope. It depends how much time you have, but you could spend 40 hours/week looking and doing research. The best way to go is to get bird-dogs and pay them well.
I like farming areas with postcards. Remember it takes money to make money. Yes, you hear success stories about people making deals with no money, but eventually their luck will run out and they need to spend money too.

Say you farm an area with postcards, and someone calls in response to a postcard. What's your next step? I suppose you would talk with them on the phone and learn of their mortgage situation, what they are looking for, etc. Would you mind telling us the sort of questions that you ask?
Them I assume, if things sounds right, you would make an appointment to go see them, but what forms do you bring with you, and where we get such forms (seller's agreement, etc.?).
