Best Time To Buy And Sell

Hi there,

What is the best time to buy and sell real estate..I'm looking for my first deal right now, but I'm not sure if I should wait early next year because of winter season. I'm planning a fixer upper deal.

    I wouldn't think in cali that winter would be a factor like here in Michigan.

    start looking, deals are done all the time. If you start looking now, when your ready to really get started, say at the beginning of the year, you'll be able to hit the ground running and won't be chasing dead ends.

    I've got a three bedroom place with a big yard in an award winning school district, and my realtor once suggested that I might have better luck selling several months before school started. I don't know if that will help, but it's something to think about. If every property is different, buying and selling times might be unique to any specific property too.     Hi cind_7,

    In my area, the real estate market is much softer in the winter months. Properties still sell, but the volume is less.

    Since you cannot affect what the market does, I would recommed buy/selling houses all year round. When you are considering purchases in the softer months, make sure that you include a longer holding cost into your evaluation!

    Also don't forget that, if you're in an area where the seasons make a big difference, you can use that to your advantage. Maybe you can buy something that needs interior work in the middle of winter and have it on the market in the early spring?

    Guys your thinking like tranferes in a retail market. Investors have to learn how to market theyre propertys in any season or economic condition. This is key to your success. Probably the major factor at your being good at this. Some of the teachers in the investment property community can show you. Some are very experienced and can show you how. Get to know this.

    I find the absolute best time to buy SFDs as an investor is between Thanksgiving and the end of January.

    Only MOTIVATED sellers have their homes on the mkt during the holidays.

    Look at it this way, a deal is a deal, some better than others, if its a good deal, i wouldn't pass it up, even if it was for the winter, there are things you can do to a home in the winter months. Don't let mother nature slow down your income.
