Anything Missing?
I may have a deal where I can sign a purchase contract with a seller, After this I then find a buyer who can be pre-approved by a sub-prime lender. I then go into contract with my buyer and then assign this contract with my buyer to the original seller in exchange for an assignment fee from the seller in order for the subprime-lender to make a loan to my buyer. Am I missing something? Are there other docs I may need?

You might want to try and have a Buyer on the back end already. Find out what he/she is looking for.. when you find it, put it under contract, call him/her to come look...assign it to them if they like it..
