another question about birddoging

I was curious as to know of any laws or regulations in any particular state? Do realtors try to stir the pot (if they are involved). I would assume they would considering you would be taking a few $$'s out of their pocket. How many people here have had good success beign a birddog? sorry for all the questions. surprised

    I am not very clear on your question, but if I understand correctly, here is my penny worth:
    The listing agents are usually the big obstacle as far as you making a deal. They look after the seller interests and if they see the seller is considering your low offer, they may run and find their own investor to do a little better than you and they end up with some bonus money in their pocket from their investor. As for you, well .... you got nothing but time wasted seeing the property/research/etc ...

    thanks hrash, that was one of my questions i had, The other part of my question is do state agencies ie....department of real estate, regulate birddogs or the commissions paid to them? I live in AZ and just checked the law books on professions and didn't see anything. thanks again for you help.

    that is a good question. I do not think there is any sort of regulation going on for bird-dogs. I know agents are regulated through board of realtors as well as State's attorney's office., but not bird-dogs. Can someone in the forum prove me wrong?

    hrash is correct,

    you are not regulated as a non-realtor because you are not selling property for profit. you are getting a referral/finders fee.

    as long as you don't claim to be selling property you should be okay.

    if you really want to protect yourself have people you find properties for pay you in cash or check with a memo that says "courier services" or
    "personal assistant services" or "bonus" or some such harmless phrasing.

    I am a real estate agent in Florida and on the verge of becoming a bird dog. Does anyone know if there are regulations prohibiting being both bird dog and RE agent?? Any advice would be appreciated!Thanks
