Another Comps Question...
OK, so what do you do if you live in a community that no comp database seems to service? I live in central Wisconsin and none of the comp services have listing for any properties within 100 miles of where I live.

I would seek the advice of someone who knows the RE market very well in your area - a local real estate agent or an appraiser.
What type of business are you doing for the comps?
most of the realty offices have pictures and files of property. GO to them and ask to see them while your there. Talk to their top producers and let them know that you will be selling through them but you need a little insight..
