Are you so sure you need a mentor? Have you not picked up enough information on this site to start out into the world of Lease Option? My suggestion is to find a property and do a dry run and then after completing this training excercise, go do the real thing.
You can always ask here every evening when you return from your quest for cash.
I am always at my desk, damn, from about 12:00 oclock to about 03:00 in the morning. This is my planning time and I am sure there are others. Inasmuch as I am on the Pacific Coast the timing is convenient for your purpose. Sammy da Vegas king is also around. There are many others.
