Finding Comps

overland482003 profile photo

I recently started an investing coarse. The assignment at hand is putting comps together for the area I'm in. I have looked the internet over and this does not seem reliable. Does anyone have any suggestions for me? I would like to do this on my own, but maybe this is not possible for a newbie.... Any help would be appreciated. Thanx :-?

What county is the property located? Do a google search for "my county property appraiser". In FL we call them property appraisers, no idea in your part of the world. In FL, almost all counties have all the properties and sales available online. You can find the property, then click on a link for recent sales in the neighborhood.

    forgot the old fashion way

    1) call on for sale signs in the neighborhood

    2) call a realtor and ask them for MLS comps

I want to thank you for the reply. I live in Southern Ca. I will try the google. My coach would like me to do comps on the entire area. The Santa Clarita valley. I do have a couple of realtor friends. I will talk to them and ask for their help. Thanx again bgrossnickle. 8-)
