title searching

anyone know how to property conduct a title search? any good books out there on the subject. i have done it as a runthru at courthouses but am not sure if i was doing it correctly. i just want to avoid any future headaches if i am doing it incorrectly. thanks

    I have done a basic title search prior to getting a preliminary title search done by a professional just to see if I was spinning my wheels with the property I was looking to buy.

    I found a moonlighter at a tiltle company that gave me a preliminary title search for $50. She is very good and I have had no problems.

    You really need a professional to do a complete search, for your protection.

    By going to the court house you should be able to do a semi-thorough title check. Just follow the deed. That is it.

    Also ask the paralegals there doing the title searches for the lawyers. Some of them will be glad to help you out doing the search.

    I would never purchase a property based on my title search. I am good at things that I do, but I would not operate on myself if something was wrong with me. Pay the money, if you think a property may have a few ghost hiding then I say even pay a little more for title insurance.
