Marketing To Homeowners Before Auction

Has anyone been successful targeting owners who are about to have their properties auctioned in tax liens auction? I would like to come up with some type of strategy in order to have these owners sell me their properties. Any advice would be helpful. Any direct mail tips? :-?

    I have bought properties for $200 or $275, plus taking over back taxes. I've made very good money with some of these deals.

    The response rate to mail is very low. Every one that I have bought was from talking to the person on the telephone. If you want to do mailings, just study the books on direct market letter writing, I'd suggest. But you would probably be better advised to telephone. If you can't find a telephone number and the owner is local, knock on the door of where the owner seems to live.
