Looking for a partner/No strings attached!!

. I live in a tax deed state and many of the states around me are tax deeds states.(Kansas, Arkansas, Missouri) and several tax lien states(Oklahoma, Texas). I know how to find properties thru the legal descriptions and also know how to do a proper title search to search for liens, easements, and covenants. I don't have a large amount of capital right now(or else I would do the investing myself). I have roughly about $5000 to invest and would very much like to partner up with someone who would like to get into this business. No strings attached. Will split profits 50/50 after costs.     Take 20% of your $5K and BUY several SMALL TAX Liens
    Go To the Properties and knock on the door (if you aren't bashful) or Call these people.

    As a matter of fact call up ALL the owners having small tax delinquency amounts up for sell; then ask them (on their answering machine if you are shy):

    "I am an Investor whom Buys Tax Delinquent Property...What would you like see happen regarding your home's taxes?"
    THEN SHUT UP
    The next person to speak LOSES!

    When they say they don't know...
    Hand them your card or flyer;

    If you've already bought the delinquent taxes then explain to them that you would be interested in 'Working toward a satifsfactory solution TOGETHER with them!'

    If they ask: "How can You Help me, then say: "I DON'T KNOW IF I CAN HELP YOU...Tell Me (again) What would YOU Like to See Happen about THIS PROBLEM With YOUR HOME?"

    These are the magic-phrases that will make you RICH!

    i'd really like a partner who can help shoulder some of the capital needed to invest in this opportunity. also i don't know what you wish to illustrate with your example Derrick. Do you intend to have these people rent their property from you once their property has been acquired?

    derek i dont know about all sates but i believe its against the statues to contact a property owner of a tax certificate that you hold - at least this is my understanding in florida

    Thank you for your post, we have the same understanding.

    Before you go knocking on anyones door make sure you understand what the State Statutes say in your State, bad advice on Tax Lien Investing could wind you up talking to a Judge.
