Letters Offering Quit Claim Before Tax Sales Auction

I head about investors sending letters to list of deliquent tax owners and requesting owners to sigh quit claim form and paying them token sun of $25 or so?

I am interested to know so that I can decide if I also need to send letters to deliquent tax payer in Texas counties before the auction date.

Appreciate advice on how this work and also what are the risk involved?
Any sample letter will be greatly appreciated.

    I have sent letters to deliquent tax property owners offering to purchase the property only to find that most of the letters are returned to me because the property owners are no longer located at the last address given to the tax collector.

    So your search is not that simple.

    The problem with that is that if you get lucky and find a person and call and talk to them they think the property is gold because everyone else had already called them, encluding real estate agents.

    The responce I got was I have not decided what I'm going to do. I will have to see what my property could retail for.

    That is what I got from one person that did not pay his taxes for 7 years & he too bought the property from a tax deed.

    Also why use a quit claim when you could use a warranty deed before the tax sale?
