I spent alot of time this last weekend at Kern county tax sale only to get slaughtered on the auction block! It seemed as though all the houses and bare property I looked at went for more money than the neighboorhood fairmarket comps! The only lesson I am learning here is to just buy through the damn MLS...at least then I'll not have the same rush to research properties. What am I missing here???

    Hi Stocknre, you're in the right place you've just missed the time by 5-10 years. Kern County used to throw great auctions but now that it is online, everyone and their brother can be expected to attend. (and even their distant over sea relatives) grin

    As you know, California has 56 counties and the tax sales held off-line are still pretty good to attend.

    The auction site that auctions the Kern County properties has started an sister-site designed to pump up potential buyers to their main auction site. The focus is slanted on profits first and educating buyers second. I agree with you that it is getting a little ridiculous. Why pay full cash money for lots bid up to around market value?

    Thanks for the insight. Can one expect the same from all of the online auctions or are there still some untapped areas?

    I'd say that online auctions are worth watching for a while. The amount of money that is thrown at them is amazing, will that phenomenom correct itself? Perhaps in the future. If you're looking at areas outside of CA like Nevada I believe you may be able to still pick up a deal online. Attend a live auction locally if just not for the experience.

    I'm sure everyone has different experiences, but I'm a member of that sister site and I've actually learned a lot from it. Partly from the information that they have and partly because they have a forum like this one... I mean, I have spent some money on lists and a book, so I guess they made a profit from me (although very small wink ) but I still feel like the site is worthwhile.
