Incorrect Tax Lien Info

I have looked at a sweb ite that says it has tax lien info. for the state of mass. It charges about 5 bucks for information on each town. So i looked at the upcoming towns/dates for a tax sale, then i called the towns. I called 3 towns. None were holding any sales, or have had any in years. It appears to me that they(web site) do not have the info they say they do. I did not buy anything from them.

    Don't be too sure that the information that they gave you isn't correct. It may be an issue of whom you are asking about the sale. Generally it is the county that holds the tax sales. You may be talking to a clerk making barely above minimum wage at the wrong office telling you that they don't have sales, and they are probably right. Try the County Assesors Office and find out how it's done where you live, from the people that deal with property taxes. Often you can arrange to get a list of the delinquent properties from them as well.

    Here in Los Angeles it is very well organized the sale is held every year in February and you can buy a list of all properties for sale and in the order in which they will be sold. Then show up and away you go. It's a fun experience cause all types of peoples are there. There is the Chinese Syndicate from Taiwan, they do not speak to the group from HongKong. Both chat away firm in the belief that no one present speaks their dialect. Oh the things they say yip..
    Of course the Isralites are present all carrying phones and all running around with the phone to their ear. The old timers are really the best. Sporty but highly wrinkled. The fun thing is that very few of them do the proper research and sometimes it hurts. But check the properties, check the titles and condition of titles, take a picture so you will recognize and go for it. Hot item, you know all those miles of land where the high tension wires go. A lot goes tax delinq. Great land for small truck gardners and peole growing trees and plants. Buy, dont sell just rent them out. I goofed years ago and let some very smart Japanese talk me out of some extensive runs. But the Sushi was good. Enjoy.

    Thanks Jeff I will contact the County Assesors Office to see what information they have. I had actually talked to the Tax Assessor Office for the town. I talked to the person in charge.
    I would think the towns Tax Assessor would know if they were any tax liens on the property in his town. He had said they were taking a number of people to "land court" because of back taxes due. Apparently there were a number overdue. But he said he had no authority to authorize tax sales.
    My parents are moving to Arizona in September(near Glendale).

    Thanks Lufos. What a intersting mix of people at the Tax Sales. The power line was a interesting bit of information.
    Some of the City Tax Leins here are actually offered to the communties or non-profit organizations here first to see if they want them. My friend is a realtor and the market trend now is on a down cycle. The high end homes are the ones not selling.
    There are also more high end Foreclosures. Many people have second or third mortgages. More families depend on 2 wage earners to live...so when one loses their job...they have trouble paying.
    Im sure there are many Tax Liens to choose from in your area. Your right about doing the reseach. Thanks again.

    I think I know the web site you are talking about. It is ****Must Reach Senior Investor status before posting URL's*** Their information is correct, but your not familiar with the Mass system. In Mass they have a tax taking - the town takes the land from the property owner. Those lists allow you to know what land is being taken and then to approach the town for a negotiated purchase.

    You are correct. I am not familiar with the Mass system. I have been trying to find lists of properties in the Country Assessors but havent found any yet.
    So i can call the town and ask for the list of property being taken ? When i called a couple of town they didnt know anything about this. These were the tax assessors. I dont want to pay this company for the list becasue i know its public information. Thnaks for the info.
    I will keep looking.
