Hi i just heard about tax lein auctions and am tring to piece together some information. I live in AZ and have only about 2000 dollars to invest right now, should i just move on or still try to get my hands on some leins

    There are actually several books on AZ tax liens. However, these days the Wall Street houses buy most of the liens in Mariposa and Pima County. You might do ok in the less populous counties.

    Look atl the book available from John Beck at www.johnbeck.net website. There is also an attorney firm in Phoenix with an attorney who has written a book on the topic and has some seminars on the topic. I'd suggest you do some google searching for that person. Or just ask around.

    One of the nice things about tax sales is that you can start with small amounts of money and work up over time. My first tax sale buy was for $2,250, $1K down and the rest on my B of A credit card. I now have about $100K in equity in the house that I traded for that lot. I hope to sell it soon and buy houses for half-price with good cash flow. Took several months to pay off that credit card too.

    I have been seeing a lot of tax lien stuff here lately...is there a place to give a simple explanation of what it is? I am not clear as to what the exact process is. The john beck site above isn't very clear.

    I live in Maryland and I have found out that books and courses are good.
    But call your local court house and talk to them I found out they are very helpful
    due your due dilligence very IMPORTANT

    Like Ron said in another post you should do a search of the archives to learn more. I have some articles I posted on here on this site as well which provide some general background into the subject matter.

    Yes most of the products you find on the Internet seem to avoid talking about risk isses. Even John Beck's products tend to be skimpy on risk issues.

    Use your common sense use some basic search strings in www.Yahoo.com or www.Google.com:

    Tax liens and Due Dilligence
    Tax Sales and Risk

    You should come up with some information.

    $2,000 is just fine.

    You need to get educated and you need to spend some time looking at what is on auction. Plan on attending an auction the first time but not buying so you get the hang of it.

    Try to avoid spending too much on books & seminars. Check ebay for discounts. I am not saying the materials are bad, just you need to conserve some of the funds.

    There are not many books out there so unlikely you will find much in a library or bookstore (except 165 Solution)
