FINDING TAX SALES
I AM NEW AT INVESTING AND AM TRYING TO GET INTO BUYING PROPERTIES OR DEEDS FOR BACK TAXES. BUT I AM HAVING TROUBLE FINDING LIST OF THESE PROPERTIES AND WHEN THEY WILL BE SOLD ECT.
IF YOU CAN HELP IT WOULD BE GREATLY APPRICIATED.

I see them pop up in the classifeds of the local paper here, or you could always call the county courthouse I presume?
Let me know where you are located, I have an old book that should tell me the best place to look at the time the book was published. It should be a good place to start.

The book was part of the first creative Real Estate home study course I bought in 1987. It's part of Dave Del Dotto's Cash Flow Expo! I see the whole package on ebay for $10-$20 every once in a while. Based on the responses here it will probably be easiest if Il make a post in the next few days indicating some of the locations to look in all 50 states.

Hey everyone! I was asking the same question a while back and with some direction I got alot of really great information. As far as the book you guys are talking about from what I know I can be wrong they are usually outdated. Try you county treasurer, or county tax assesor there is alot of good online auctions going online usually. That is one idea and that is the one I use but there are endless oppertunities to buy.

Tax lien purchasing can be profitable, but it can also be risky, if you are not sure how to do it correctly. Moreover, some counties have complicated reimbursement policies that may last for years.
If you really are interested, simply type in your county name, and "Tax Lien" into google. this shoudl give you the name of the county treasurer, call their office, and ask for the listings.
All good info here. I live in a rural/suburban county in MS that has one tax sale a year. Go across the state line and there is an urban county in TN that has tax sale every 2 months.
First, I suggest that you put in the state name and then "delinquent taxes" and -IRS [not IRS] into google. You wil probably find a lot to read.
Also, as others have said, if you have a particular county in which you are interested, check their website, especially the home page and the tax collector/treasurer's page.
And read up on your state statutes related to collecting delinquent properties. For instance, where I buy, Oklahoma State, all the tax sales--where the leins are sold--and tax resales--where the properties are sold-- occur on certain days of the year, specified in the statutes. In AZ, all tax lien sales are in February, in Iowa, all are in June. Then you will know when to look.

These sites sell the lists. I'd recommend using their calendar to find out when the sales are and then going to the county sites to see if they have on-line lists of the properties or liens. Many do these days. If not online call and aks for a list. I have had treasurer's offices e-mail a list to me and fax a list to me. Some will mail the list to you if you send them a self-addressed, stamped envelop, sometimes for free, sometimes for a fee. If they won't send you a list you can find out in what paper and on what days they published the list. Then call the newspaper. I have had a few newspapers send me a copy for free. Many will take an order for a single copy over the phone using your credit card for payment. Some require you to mail a check. Usual cost: $1.50 to $4.00. A few newspapers will have the tax sales list on their website.

By far the best easy source of this information is the website ****Must Reach Freshman Investor status before posting URL's*** They have all the updated tax sale lists in most counties/municipalities around the country for both tax liens and tax deed auctions. They evene provide enhanced lists that give significantly more information and also with maps that show where these properties are!!
