Do tax liens work?

Just a note on the subject of tax liens.
I was a guest speaker at Ted Thomas' Tax lien bootcamp in Tulsa Oklahoma in Oct of 2001. It was my first visit to Tulsa and I was impressed with the tax lien situation there.

I went back to NY and talked to some investors, showing them how they could use their IRA money to invest in tax liens.

I went back to Tulsa with $10,000 and bought liens where the redemption period was just about up. We bought liens on property worth approximately $150,000.

Most of the liens were redeemed of course, at the measely rate of 8% year. However, we just got the deed on a full block front of vacant lots on a major commercial street in a small town outside of Tulsa. We paid $1,013 for the lots, they have an appraised value of $39,771 We are looking into changing the zoning to commercial which should positively affect the value.

There are still two other properties, single family houses, where the owners cannot be located, so we have to publish our Notice to get the deeds. If they do not respond and redeem the property in the next 50 days, the deeds will go to us. I'll keep you posted!
