Hello everyone, is this a good state to invest in Tax Lien Certificates? any good course you guys recommend, and if this is a good investment tool

    Sure, if you're happy with 4-5% return (16% at the outside), which may come next week (so much for the long term investment) or in a year or two. I bought some liens at the Maricopa County sale last month, after visiting them all to be sure I'd like them if I ever got possession, and researching them to maximize my chance of getting the deed. But there's a 99% (historically) chance that the liens will be paid--one of mine has already paid, netting me less than a dollar on a $900 outlay--which is why institutions drop millions into them every year. To maximize your return, look at the outlying counties, and do your research to avoid ending up with lemons (uranium tailings dumps or unsellable retention ponds). Improved land usually stands the best chance of redemption. The days of foreclosing on and owning good land are mostly, but not completely, gone. Some people argue that the struck offs (ones that get no bids) can work out well, but if they're passed on at the sale, there's probably a reason, caveat emptor.
