I just had the (mis?) fortune of attending the Financial Super *s seminar in Atlanta.

Noticed that Saen wasn't speaking about tax liens, but rather Wayne instead (perhaps they read these posts). Never knew of this market before.

Anyone care to comment on the real risks of tax liens for a newbie (apart from the "tax deductable $2k" price they tout at the seminar)?

Opinions on tax sale lists web site, guide and state books? Useful?

Anyone ever read Bryan Rundell "Rogue Tax Lein Investor?"

Any seminar attendees care to comment on the James Smith Real Estate segment. I found it interesting that he stated he has an 8th grade reading level, but the brochure indicates a BS in business...hmmm. He's definately entertaining at the least. Not sure what pertinent information I got though - apart from they want to help you with financing your deals @ one every 18 months minimum with a $5m target - all for $3-6k of training.

    I assume you understand that these are rip-off artists? The only person who should pay that kind of money for real estate investing education is somebody who has been investing and making money in real estate for at least a couple of years. If you don't fit that description, don't spend big bucks for education.

    This forum is specialized in the topic. The question you ask has been asked and answered many times in the past. Just do a search of the archives for the information you seek. Search for "risk," "pro and con," "difficulties," 'what to watch out for," and the like.

    Read the anotated state statutes on the collection of delinquent property taxes at a law library. Study the county tax collectors'/treasurers' office websites for information on the topic. Some will have good information. Some might have some written material you can get.

    I think in GA there is a commercial concern that lists upcoming sales. There may be a government website that does it. Do a google to find these.

    There is a site www.taxsalelists.com which lists some of the up-coming sales. Usually you can get list of properties cheaper from the agency doing the sale or from the local paper there where the notice of sale is published as a legal notice.

    Never read Rundell. There are a lot of mediocre and bad books on the topic.

    I highly recommend the seminar given by John Lane from www.taxsalelists.com. I learned all i know about tax lien investing from him and his seminar and I now run a Fund that is doing very well and I must admit i owe it mostly to him and his honest approach to this business. His seminars do not give any hype or nonsense. He tells it like it really is, and gives you the nuts and bolts and everything you'd need to get started and to get going in investing in tax liens from A to Z. And you would be surprised at the cost of his seminars. I can tell you that the seminar i attended was so good that EVERY attendee was shocked at the amount of material we all came away with and the amount of information and useful knowledge we accumulated from it. John himself has been a senior person running large tax lien purchases for major investment banks for 16 years and is one of the foremost pioneers in this industry, and his knowledge of not only the industry , but also the people in it is amazing. Good luck, and take my advice. I do not benefit in any way by advertising this for him, I just think I'm doing the reader a favor by pointing them to a real service in this investment.
