I am hiring a company to make repairs on a house to prevent mice & flying squirrels from coming back in the house. They have chewed and crawled through various parts of the house. Would this be considered a repair that I can write-off?

    Yes, I would consider that a repair. You are not making capital improvements, you are sealing openings in your home.
