Considering Multi-family But Need Advice On Insurance

Looking at rural 8 acre property with "grandfathered " relief from zoning ordinance which requires 1 unit per acre. There are 10 units-3 mobile homes-1-5 unit building,2 homes.

The zoning officer for county said if I buy I can continue to rent out all 10 units, but I must only maintain the present units not allowed to replace mobile homes or any structure. So lets say a fire or wind totally destroys a building, I am stuck with the land only. I gave up on the 240k investment with 4k mo in rental income until I thought of loss of income insurance. I wonder if it would be offered and what limits would not be cost prohibitive. Also if I find a insurer who would pay me 4k for life in event of loss of income, is it my responsiiblity to disclose that zoning would prohibit rebuilding any unit?
