1031 Question !
does anybody know if a 1031 tax deferral will apply to buying property overseas. i wish to sell a rental property here and buy a rental property in another country, can i defer the tax on this or would i have to replace that property for one in the U.S. thanks.

Unfortunately, no. You can exchange domestic property for domestic property OR foreign property for foreign property, but you can not exchange domestic for foreign property.
