Is it possible to obtain title insurance on a sub to?

I recently bought a property sub to and knew it had a $4800 HUD lien then before closing with the new buyers another lien came up... Originally I was going to close with an attorney, and they were going to provide title insurance. After I decided to buy sub to I closed my self. So I guess my question is: Will attorneys close a transaction where the mortgage is staying in the sellers name? If not, can title insurance be obtained without closing with an attorney?

    Attorneys routinely do closings that violate the DOS clause. These typically involve CFDs and wraps.

    Everyone of our transactions have title insurance and almost everyone is a Subject To deal.. So the answer is yes.
