Sub2 Recorded Title Question

Just spoke with a title company regarding Sub2. They said that they can do and have done sub2 deals. However, since they are a title company the change in the deed will be recorded in order for them to issue title insurance.

They said that this does not notify the lender since it's only recorded at the county. Is this true?

From what I've read in Locke's sub2 manual it's an improper change in insurance that can cause a due on sale acceleration.

FYI: This same title company will provide me with a list of contacts that have their tax bills sent to a different address from that of the actual taxed property for FREE!
