Selling Property During Christmas Time?

my partner and i have a property were looking at doing some sort of auction with. the only problem is that the les pends. hasnt been filed yet but when it does the payoff is going to probably be another 5k, so we are trying to sell before they file it. but as you know christmas is coming up and will interfere with our auctioning the property since the best time is the weekends? think we should wait till the weekend after newyears? i think if we did it christmas weekend or newyears weekend we might be in for a small turnout. what do you think?

    Do it now...this weekend and see what you come up with. iIt has been shown that if you get any interest in the property at this time of year than it is genuine. The theory being, most people have no time to waste this time of year just looking around, and they are actually in the market to buy a home now!! If nothing else you might be able to generate some leads for the future. good luck lets hear how it goes grin

    well, that would be great but i would like to market it for a good 2-3 weeks before i auction it, giving the prospective buyers a chance to do there do dilligance, and create a nice buzz around the property.

    Down payments make good Christmas presents for newlyweds. Some lenders work with nonprofits and will allow down payments to be gifted.

    Around Christmas is not the best time to buy or sell property in my experience. rolleyes

    yeah that is what i figured, but it has to go! so we will see, were going to have an open house on the 2nd and then the whole week after we will accept bids.

    I disagree with half of DoubleBB's comment. I have made my most profitable acquisitions at this time of the year. It is a great time to be a buyer.

    Even a seller's market can become a buyer's market for the month of December.

    I sent out several thousand "i buy houses" postcards last year around the holidays and got almost no response. My usual response rate is about 2%. I do not think that people are thinking about moving around the holidays. They are all waiting until the new year. Then when the new year comes they are waiting for their income tax return. I always welcome the end of the tax season.

    country wide holds the note on this prop and the payments are about 4-5 behind and they still have not filed the Lis Penden. I'm sure they will file it soon but i was wondering if anybody has ever done a deal with country wide and if you remember how long it took them to file it? As far as the aution part of things, we are marketing it by bringing a stack of fliers to all the real estate agency's around the area. we have brought them to about 6 of them so far and have recieved no calls from agents. What other ways would you rec. marketing? Thanks, Ryan
