Marketing And Subject To!?

I am a student of John Cash Locke and for the past couple of months I have tried a couple different postcard for direct mail, and a couple thousand direct mail pieces. Not many replies at all and no deals...

I am looking for some comments on people that are regularly finding people who are good candidates for subject to and how you are going about finding them!?! Any suggestions would be great.
Are you direct mailing? If so - to whom and how often?
Are you putting ads in papers? If so - what are you saying/asking?!?

This is probably a good general question for many others getting into Sub To, also... Any tips/suggestions?!?

    Let me tell you a little story, a few years back I personally trained 5 people in the Subject To method of investing, before any of my materials were made public.

    One of the people I trained was in the military and was transferred to Dayton, Ohio. He replied in just about the same way your post reads. Now I am not knocking Dayton, but it seems like I spent a week there one nite, if you get my drift. As a matter of fact he said it can't be done in Dayton.

    Anyway I headed for Dayton and we worked together to find out the problem, after our 5th deal in a few weeks he decided it wasn't Dayton it was what he wasn't doing that was wrong.

    So you have my cell number you have email with me one on one, send me what you have been doing, like one of these Blog things and I will take a look at what I see to help you, fair enough.
