Hi John,

First, thanks for so freely sharing your knowledge and time with us. I listened to the "Sub To" conference call Joel hosted a couple weeks ago. Great stuff!

I was looking over your postcard in the download area of the site. It reads in part:

* Have your money in 48 hours guaranteed.
* We clean the house after you leave.
* If you need to get out? We are here to help you.
* My mother-in-law will help you pack.

My questions concern the bullet reading "Have your money in 48 hours guaranteed."

* Is it 48 hours *after* you have completed your due diligence?
* As an established investor, you have a pool of buyers for your properties. For those of us that are less established (LOL!), is it really viable to offer such a benefit to the seller?
* During the conf. call, you said people in California have to work a bit different given the price of RE here. I'm in Calif. and wonder how you tailor your approach to this market? (You mentioned a property you purchased in Santa Cruz, CA.)

    Glad to meet you.

    I will go through you questions and see what we can come up with from been there and done that.

    $. Yes, always do your due diligence first. Albiet a person you have do your preliminary title searches for you or you know how to research the property yourself at the court house.

    $. I have developed a Demographic Marketing System whereby, at the same time I do my preliminary title search, I also do a market research which tells me, how much to pay for the property, how long it will take me to sell it, how much I can sell it for, who is most likely to purchase the property, so I can 'message to market' my advertising for a buyer.

    This marketing research also tells me where to find sellers. So I pretty well have everything covered before I make an offer to a seller.

    When you learn how to turn deals down, you are further ahead than just doing them to get the deal.

    $. There are areas throughout the United States where the houses are expensive in certian areas. If you are in one of those areas such as Santa Cruz, then you adapt and overcome a mind set that it can't be done there. It is just a matter of a few more zeros to the price of a property.

    Sellers who live in high priced houses need our help also.

    $ - Now as far as my Mother-In-Law, goes she loves the new push lawn mower I got for her. No sense letting her slack off between moving sellers out of houses.

    How can we learn about the demographice system you have in place. It is not explained in your manual.
