Has anyone ever used one of the referal systems like "no agent" or "we buy houses" where they send you referrals on people in your area of the country. Any help is welcome.

I have researched many of these companies and most places that are set up like the companies you mentioned will either collect a referal or finders fee of a couple grand or other companies will make you purchase a franchise before they will send anything your way. The best way to find out is to simply call them and ask what they are all about. They can be great resources for investments if you can figure out how to effectively use them.
